WHAT WILL WE NEED?

PAYMENT METHOD

  • Full course stay comprises the months from September to June both inclusive. The minimum stay will be four months. The stay can be extended according to availability. The residence will also be opened during the summer months.
  • The residents who want to stay during the whole year will always have preference when it comes to be admitted.
  • The entry into the residence in the first two weeks of the month will be turned over as a full month. If the entry is carried out in the second half of the month, it will be only charged half month for the turnover. If the student finishes the stay in the residence in the first two weeks of the month, it will be turned over as half month. If s/he finishes in the second half of the month it will be turned over the full month. This will happen in all the cases, independently of the reason that leads to the delay or departure of the residence, even if the reason is not attributable to the student (flight delays or cancellations, delays because of the visa or authorizations, administrative steps, etc.)
  • To proceed to the booking of any kind of bedroom, it must be filled out an application form. Residents will have to make a 200€, deposit or bank transfer, to BANCO SANTANDER (BIC/SWIFT: BSCHESMM) IBAN: ES79 0049 5175 7420 1637 8899, Bank adress: Calle Libreros 19, 28801 – Alcalá de Henares (Madrid). Beneficiary TANAMAS S.L. and as CONCEPT name and surname of the resident, attaching the proof of payment in the application form when asked. Spaces are limited; therefore this deposit does not guarantee the concession of the room.
  • In case you want to come and make the reservation and request a spot directly in the residence, it can be from Monday to Thursday from 9.30am to 2.0pm and from 4.30pm to 7.00pm and on Fridays from 9.30am to 2.0pm (preferable with prior appointment by phone or via e-mail). The applicant must bring photocopies of the documentation previously required and 200€ in concept of reservation. This type of reservations work the same way as those made online.
  • In case of the residence cannot accept the booking application for any reason, or the type of room requested cannot be granted, it will be previously informed via email to whom it may concern, returning then the 200€ for the room booking. If it is a foreign bank account, the cost of the transfer will be deducted from the total amount to return.
  • Once the booking application has been accepted, it must be done a deposit of two months payment for the deposit, in the next 7 working days. It will be deducted from the money to pay in, the 200€ previously paid for the booking. This deposit will be given back in 1 or 2 months after the departure date of the residence, once checked the state of the bedroom, made the inventory, etc. In no case will be valid as a monthly payment.
  • If a resident is accepted and s/he has already proceeded to make the payment of the deposit and for any important reason, s/he wants to cancel the room booking, the deposit will be returned as long as the appropriate documentation is presented (no admission in the studies center, family death, important accident or illness, etc.). In any case, the 200€ for the room reservation, will be lost.
  • If the reasons for the room cancellation are not duly justified, both the booking and the deposit will be lost.
  • Once accepted the spot in the residence, those who need an accommodation certificate to obtain the VISA, will have to pay in, apart from the deposit (two months), the amount of three months (if the duration of the stay is one semester) or a 5 months amount (if the stay duration is the whole year). Once getting those amounts, it will be proceeded to issue the admission and accommodation certificate in the residence.
  • The current price for the bedrooms has been set taking into account the current VAT. Therefore, if there is any variation, the price will be modified according to it. The charging method will be done by standing order, transfer, deposit or by cash, according to what the residents prefer. The bill will be always charged between the days 1 and 5 of each month. After the deadline it will be applied a 5% extra charge of the whole.
  • In the established prices are included all the expenses made throughout the stay (VAT, water, light, gas, WIFI). Only in cases of excessive use, the proportional part will be paid for the resident who will be informed in advance. The made phone calls will be also paid for the resident.
All residents must fulfill the regulations established by this mixed centre:
  • 1. All residents must fulfill the following regulations which could be changed or modified at any time. Residents will be made aware of these changes via the bulletin board and via an email sent out to each individual. All residents are required to fulfil the modified regulations on receiving notification.
  • 2. The objective of the regulations is to facilitate conviviality and the use of the facilities, bedrooms/apartments and communal areas in Dunia Hall residence (from now on referred to as the residence). For the ongoing upkeep of the residence it is especially important that the residents’ behavior complies with the regulations.
  • 3. Without any prejudice to the legal means which could be taken against anyone who violates other residents’ right to protection or who infringes the legislation outlined, anyone who fails to comply with the regulations could be subject to sanctions and/or penalties as outlined.
  • 4. Residents shall endeavor to contribute to the atmosphere of conviviality, always respecting the other residents and staff members.
  • 5. Any type of violent demonstration, verbal or physical, as well as confrontation with any other resident or staff member will involve the immediate expulsion of the resident.
  • 6. Everybody must use responsibly and take care of the facilities, bedrooms/apartments and communal areas in the residence. Residents must not misuse the aforementioned areas. Anyone who causes damage to the facilities and bedrooms through their misuse will be held responsible for their actions. If no one comes forward to confess to the damage, all students that are involved with the area/bedroom in question, will be required to pay for the repairs.
  • 7. Video surveillance is installed in the common areas for the safety of the residents and the residence’s facilities. This will be used to prove any resident’s breach of the regulations. If any resident changes, covers or takes any action against the surveillance cameras which prevents them from functioning, they will be immediately expelled from the residence and be required to pay for any damage caused.
  • 8. Residents should always use the entrance at no. 27 for entering and exiting the residence. In cases of emergency, the door at no.29 can be used to access and leave the residence. Anyone who breaches this regulation will be fined €20 for each time that the emergency door is misused. Continual breach of this regulation will lead to expulsion from the residence on the grounds of the risk or damage caused.
  • 9. The movement or wrongful use of safety equipment such as fire extinguishers, fire hoses or emergency doors is prohibited. Anyone who breaches this regulation will be expelled from the residence and required to pay for the damage caused.
  • 10. All residents must be respectful of other residents by being quiet between the hours of 11 p.m. and 9 a.m. Residents must not gather in the kitchens (except for Fridays and Saturdays until 1 a.m., as stated in Rule 16), in each other’s bedrooms or in the corridors during these hours. Moreover, the volume of audiovisual equipment must be kept low, or residents must use headphones and make as little noise as possible in their bedrooms as well as the communal areas and corridors/stairwells. If other residents or neighbours make complaints about noise or nuisances, every one of the residents who appear to have been responsible for the incident will be fined €20. Any false complaints will also be subject to the same fine. For complaints to be valid, the resident complaining should write a formal letter including their name and surname, the nature of the complaint, the time and date and the names of the residents involved. Moreover, the continual breach of this regulation will lead to the expulsion of the resident on the grounds of the circumstances involved. In the event that the breach of this regulation entails another administrative penalty, the resident in question will be required to pay for this.
  • 11. Residents cannot bring or look after animals in their bedrooms or in any area of the residence. Any breach of this regulation will result in the immediate expulsion of the animals and could lead to the expulsion of the resident involved.
  • 12. Suitcases, boxes, belongings and personal objects: They can be stored as long as there is space and for the reasonable time allowed by the Management. In case of renewal of a place for the next course, the maximum number of boxes allowed and well identified that can be stored will be 2 medium-sized.
  • 13. The access, use or occupation of the residence’s garden is prohibited; it can only be used if permission is granted in advance by the Management Team. Furthermore, residents must not throw objects and/or pour liquids from the windows onto the exterior of the residence or into the garden. It is prohibited to hang clothes from windows or balconies (apart from those rooms that overlook the garden) as well as putting up any objects which damage the residence’s image and/or are likely to fall. Each time a resident breaches this regulation they will be fined €20. Continual breach of this regulation will lead to expulsion from the residence on the grounds of the risk or damage caused.
  • 14. It is prohibited to go up / out of the windows/ rooftop windows of private rooms and common areas in order to climb onto the roof of the residence, either to sunbathe, get some fresh air, etc. located on a 4th floor with an evident high risk of falling and mortality. In case this happens, the responsible persons will be fined with €80 / person committing the act.
  • 15. Residents are not permitted to make copies of keys for the entrance to the residence, for their bedrooms or where necessary, for the lockers. If keys are stolen, lost or misplaced, residents must inform the Management Team and pay for the replacement of keys, or if necessary, the changing of the locks. Furthermore, residents must not make copies of keys for the entrance to the residence or their bedroom for any third party; breaching this regulation will result in a fine of €100 and could result in the expulsion of the resident involved on the grounds of the risk and damage caused.
  • 16. All items provided for common use within the residence (cooking utensils, mops, brooms etc.) must be looked after, kept in a good, clean state, and returned to their place once the resident has used them. Residents must not take cooking utensils or cleaning equipment provided by the residence to their own bedrooms. Doing so will result in the resident receiving a fine of €10, on each occasion that this rule is broken. Residents are responsible for using and keeping the communal areas tidy, as well as behaving adequately in them. In order for the cleaning service to be carried out, communal areas must be kept tidy, with kitchen utensils always being clean and kept in the correct cupboard. If this is not the case, the cleaning service will cease immediately until the area in question is tidied to an adequate standard. Any resident can file a complaint against another resident who breaks this rule. For the complaint to be valid, the resident should write a formal letter including their name and surname, the nature of the complaint, the date and time and the names of those who are the subject of the complaint. Any resident found to be the subject of a complaint will be fined €10 and will have to clean and tidy the area in question. The fine will increase by €5 for every day that the resident fails to tidy and clean up the area in question. Any resident found to be falsely complaining will be fined €20. If the resident responsible for breaking this rule is not able to be identified, the Management Team reserves the right to remove the remaining dirty cooking utensils and equipment and not return them. If this rule is continually broken, the Management Team reserves the right to remove all cooking utensils available to the residents, and the residents will have to buy their own utensils. If the event of this, if a resident continues to break this rule by leaving their own dirty utensils in the kitchen, this resident will be punished, as described in the paragraph above.
  • 17. Check-in to the residence can be between 9.30 a.m. to 1.30 p.m. and from 5.00 p.m. to 6.30 p.m. Monday to Friday. Check-out at the end of the stay, should always be between the hours of 9.30 a.m. and 1.30 p.m., Monday to Friday, excluding public holidays. Residents cannot check-in, check-out or visit the residence during weekends or public holidays. On check-out, the resident must hand in all keys to the Management Team, leaving their bedroom clean and in the same condition in which they originally found it, clear of personal belongings.
  • 18. The organization or celebration of large events inside or near the residence is prohibited. Exceptionally, on Fridays and Saturdays, residents can host meals or small gatherings in the kitchens on the 1st or 2nd floor which must finish by 1.00 a.m. Celebrations are always prohibited in bedrooms or any other communal areas (entrance hall, corridors, etc.). Only one guest per resident is permitted and the total number of people cannot exceed 20. Windows must always be closed, and if music is played, it must be kept at a normal-low level for the entire duration of the event. At 1.00 a.m., residents must switch off all music, lights and other equipment and see all guests off the premises immediately. Each resident is responsible for the conduct of the guests and any damage they might cause during their time in the residence. Residents must leave kitchens tidy and clean and in the same state in which they were prior to the gathering. Breaching this regulation will involve the following penalization of each resident who participates in the meal or gathering: €80 if the meal or gathering is celebrated in any space other than that of the kitchens as detailed above. €50 if the meal or gathering is celebrated on any day other than Friday or Saturday. €50 breaching the time limit indicated (only residents who breach the time limit will be subject to this punishment). €10 for each additional guest (if the maximum number of guests permitted is exceeded). If one of the guests enters and/or stays in the residence after 1 a.m., this will be treated as an overnight stay and this must comply with Rule 24. This means that if the guest(s) have not been registered, the resident responsible will lose their two free nights for guests and will have to pay €20 per night for each guest. €20 if other residents and/or neighbours complain due to noise or nuisances, etc. For complaints to be valid, the resident complaining should write a formal letter including their name and surname, the nature of the complaint, the time and date, and all the names of the residents involved (if known). If the resident complaining does not identify the people responsible, all of the attendees of the meal or gathering who infringed the rule regarding the time limit will be punished. Furthermore, all residents who attend the meal or gathering will be responsible for any damages caused as well as any administrative penalties incurred as a result of the residents’ misconduct. Breaching this regulation could result in the expulsion of any resident whose behaviour is judged to be particularly reprehensible, on the grounds of the potential risk or damage caused, as well as any resident who consistently breaches this regulation.
  • 19. It is prohibited to smoke in all areas of the residence, including common areas and bedrooms. Each time the resident breaches this regulation they will be fined €50 and will be required to pay any administrative penalties incurred for the residence as a result of this breach of existing legislation about tobacco. Furthermore, the resident in question could be expelled from the residence on the grounds of the circumstances involved.
  • 20. Any kind of professional, commercial or industrial activity within the residence is prohibited, as well as subletting or charging third parties to use bedrooms. Failure to comply with this regulation will result in immediate expulsion.
  • 21. All rooms include a telephone which permits residents to receive free calls or pay to make calls. Residents will be contacted by email concerning the cost of the calls carried out and must be paid for within 20 days of receiving this email. Late payments will incur an additional charge of 10%.
  • 22. Each resident is responsible for the cleaning and tidying of their own bedroom. Residents must not pay any third party to clean their bedroom without previous authorisation from the Management Team. Failure to comply with this regulation will result in the expulsion of the resident.
  • 23. All residents are responsible for saving energy. The last resident to leave a communal area at night must switch off the television and the lights. Moreover, residents must switch off lights and any other equipment which use electricity when they leave their bedrooms. If residents fail to be diligent with saving energy, they will be charged for the extra electricity used. The Management Team reserves the right to prohibit or limit the use of electrical appliances in bedrooms if they are detrimental to the studying environment, the safety of the residence or if they excessively consume electricity. Furthermore, on the grounds of safety, candles or similar objects must never be used; any equipment which gives off heat such as microwaves or any other domestic appliance which could catch on fire or produce smoke are prohibited. Responsibility for the use of these prohibited items falls to the resident. Residents must always consult the Management Team before installing any additional electrical equipment which differs from those expressively prohibited. The extra cost of electricity caused by negligence or additional electrical equipment will be sent to residents via email, the month after the electricity bill has been received. Residents must pay this cost within 7 days of receiving this email. Late payments will incur an additional charge of 5%.
  • 24. It is recommended to always lock bedrooms. The Management Team will not be held responsible for the residents’ belongings; residents should keep money and personal belongings with them or in their locked rooms at all times. It is recommended not to have objects of great value or large sums of money in the residence. It is fundamental that when staff members at the residence are not working, residents lock the main entrance to the residence, whenever they leave or enter. If a resident is unable to lock the door, they should immediately get in contact with the Management Team.
  • 25. The Management Team reserves the right to enter bedrooms at any moment on the grounds of conviviality and respecting the regulations. The Management Team or other staff members can also enter bedrooms in the case of repairs or breakages, pre-warning the resident (via telephone or email). It will not be necessary to warn the resident in cases of necessary urgency.
  • 26. Residents must not enter the residence with non-residents before 9 a.m. and non-residents must not stay later than 11 p.m. (except on Fridays and Saturdays when guests can stay until 1 a.m. conforming with Rule 16). Any guest who enters and/or stays past this time will be considered an overnight guest. Non-residents are never allowed to walk around the residence on their own. However, non-residents are permitted to stay overnight with the Management Team’s prior permission. In order to register this, a copy of the guest’s DNI or passport will be held at reception. Only two guests per bedroom are permitted, and if it is a shared room, the resident must have the consent of their roommate. All residents are allowed a guest to stay overnight for two nights, free of charge (one night in each academic semester). Further guests will incur a charge of €10 per night to cover the additional expenses of electricity, water, gas etc. There is the possibility to obtain an extra bed for the guest, at a cost of €15 per night. If the resident also requires bed linen, pillows and towels, this can be rented for a one-off cost of €5. The resident is responsible for their guest’s behaviour, ensuring that they respect the regulations during their stay in the residence. Residents are equally responsible for any damaged caused by their guest. The breach of this regulation will lead to the loss of the free overnight stays and the resident will have to pay twice the amount for a registered guest per night (instead of €10 per night, the cost would be €20 per night). If the resident continues to breach this regulation, the guests as well as the resident could be immediately expelled.
  • 27. The consumption, possession or distribution of drugs is strictly prohibited, as is the possession of any other illegal substances or objects. The use or possession of arms or any object which could cause physical or psychological damage to other people is strictly prohibited. Breaching this regulation will result in immediate expulsion on the grounds of civil or criminal actions that may arise.
  • 28. All fines imposed must be paid in cash or bank transfer within 7 days of the imposition. Late payments will incur an additional charge of 20%. The Management Team reserves the right to obtain this penalty by discounting the money held as part of the resident’s deposit previously paid.
  • 29. Expulsion will be imposed with immediate effect, preventing the resident from accessing the residence and its facilities, except to remove their personal belongings. If these are not collected within one month, these belongings will be deemed “abandoned” and donated or thrown away. Furthermore, on being expelled, the resident is obliged to return the keys; if these are not returned, the resident is held responsible for the expenses incurred for changing the locks. The expelled resident will lose their deposit and any other money paid in advance, including the current month’s rent.
  • 30. The Management Team reserves the right to determine the severity and consequences of each occasion when a resident breaches the regulation, taking into account the circumstances of each case and the damage caused, and therefore to impose any sanction felt to be appropriate, including the expulsion of the resident from the residence if their conduct is particularly reprehensible.
  • 31. Any behaviour that is not included in these regulations, but which affects the successful running of the residence, will be taken into account by the Management Team and will be sanctioned according to the circumstances of the case and the potential risk and damage caused.
  • 32. The company has civil liability insurance that logically covers employees and residents for accidents or certain events that may arise internally within the residence facilities; but it will not cover in any case negligent individual acts / decisions with a lack of knowledge or awareness that put one's integrity at risk. Each and every one of the occupants of the building is responsible for our own well-being, care and safety.
Booking Fee 200€ ( read carefully )

You will receive soon a communication via e-mail requesting a total deposit of two months ( rent ) . It will be deducted from the money to pay in, the 200€ previously paid during this booking. The deposit will be given back in maximum 2 months after the departure date of the residence, once checked the state of the bedroom , made the inventory, terms of the contract etc. In no case will be valid as a monthly payment.

If a resident is accepted and s/he has already proceeded to make the payment of the deposit and for any important reason, s/he wants to cancel the room booking, the deposit will be returned as long as the appropriate documentation is presented ( no admission in the estudies center, famiy death, important accident or illness, etc ). In any case, the 200€ for the room reservation, will be lost.
